How architect fees are priced

Three methods are common in Israel: a percentage of construction cost (usually 5%–15%), a per-m² rate, or a fixed lump sum for a defined scope. For a new private home the result typically lands around 6%–10% of construction cost — tens to hundreds of thousands of shekels, depending on size and level of involvement.

The smaller the project, the higher the percentage: there's a baseline of work (survey, zoning, permit) present in almost any project, so a small extension or renovation carries a higher fee per m² than a large home.

What the fee includes

Full design covers four stages: concept, permit drawings and committee submission, construction documents, and sometimes construction supervision — architect oversight on site ensuring what's built matches the design. Many architects price each stage separately, so you can engage for part of the way.

Interior design is usually a separate service: material, lighting, joinery and detail selection — priced around a per-m² rate with a project minimum. Add it in the calculator to see the full picture.

What raises and lowers it

Raises it: a large or split project, a complex plot, a high level of detail and finish, mid-project changes, and a request for close involvement with frequent site visits.

Lowers it: a clearly defined scope up front, engaging early (to avoid re-designing), and choosing a service package that fits the need exactly — no more, no less.

Why an architect saves more than they cost

The fee is a small percentage of the project cost — but the decisions an architect makes drive everything else. Making the most of build rights, planning that prevents costly on-site changes, and a permit file that clears the committee first time: the gap between good and mediocre planning easily reaches hundreds of thousands of shekels, far beyond the fee itself.
